A mere posting (as offered here on Listpoint.ca) is a type of MLS® listing where a builder is unrepresented by a REALTOR®, but still lists the property on the MLS® system. The listing brokerage’s role is limited to submitting the property to the MLS® and forwarding inquiries; they do not represent the seller, provide pricing guidance, negotiate offers, or market the property beyond the MLS®.
In other words, a mere posting gives the builder full control of the sales process while still gaining full MLS® exposure.
Our service is exclusively for Alberta homebuilders and developers listing newly constructed homes or condos.
A flat one-time fee of $999 plus GST applies to each listing. Payment is requested at the time of invoice.
We create a professional MLS® write-up, post the property on MLS® and REALTOR.ca, and forward inquiries to you. We also update the listing for price or status changes.
We do not provide pricing guidance, marketing, advertising, negotiation of offers, photos, virtual tours, holding of trust deposits, or deal conveyance.
Yes. Builders must provide photos to showcase the property. These can include images of previous or similar projects, professional 3D renderings, or any visuals that represent the home.
Yes. Full construction blueprints (not just floorplans) are required to confirm measurements, bedroom/bathroom counts, and to create an accurate MLS® listing.
Yes. You retain the right to sell directly to your own buyers and avoid any additional costs. You also maintain full control by setting your own guidelines for how REALTORS® may cooperate with you.
No. The fees listed on Listpoint.ca cover only the listing portion required to post your property on the MLS® and REALTOR.ca. Any commission offered to a buyer’s agent is determined and paid separately by you.
MLS® rules require that a commission be offered to any REALTOR® who brings a buyer through the MLS® system. While our brokerage includes a nominal commission on your listing to meet this requirement, the commission you choose to offer is entirely up to you. You have full control over the amount, and you may negotiate directly with any REALTOR® who requests a different rate before showing your property. If you sell to an unrepresented buyer, no commission is owed. This flexibility allows you to tailor your REALTOR® participation guidelines to fit your project and budget.
You determine how REALTORS® interact with you, including offers, communications, and commission structure. These details are established through the forms you complete when submitting your listing to Listpoint.ca.
Yes. You can update price, possession date, property details, and other listing information as needed.
Yes. You may terminate your listing at any time by providing a written request to us.
You must notify us promptly once your property is sold or an offer is accepted. To comply with MLS® rules, provide a copy of your signed purchase contract along with any amendments, addendums, or waivers. Accurate reporting is required by the real estate board and ensures MLS® data is complete. Failure to provide this information may result in fines and further action.
Yes. You can even use photos from past projects that are similar as long as we disclose that.
All inquiries received through MLS® or REALTOR.ca are forwarded directly to you.
Your MLS® listing has no set time limit—it will remain active until the property sells or you choose to terminate the listing (termination is free). MLS® system rules require an expiry date, but with your authorization, we will continue to renew the listing at no extra charge if an extension is needed.
